RULES & REGULATIONS

These rules are in order to assure this RV Park remains a safe, clean, quiet and very desirable place to stay. All actions contrary to this goal are a violation of the rules, even if the action is not specifically stated below. Your visitors are subject to these same rules. It is your responsibility to inform them of these rules and make sure they follow them.

Enjoy your stay with us and please observe the following rules:

OCCUPANCY

The Rates are based on 2 adults and 1 child under 18, 2 vehicles that will fit within your pad site (off the grass & roadway). For all monthly guests, visitors that stay in your RV for more than 4 nights are considered additional guest and will have to be added to your application and pay additional people and/or vehicles fees.

CHILDREN

Must be supervised at all times. A maximum of 1 child is allowed to stay for free. All others will be subject to the additional person fees.

PETS

Cats and non-aggressive dogs are allowed. All dogs must be leashed when outside of the RV. Pet droppings shall be picked up immediately. Prohibited dogs include Pit bulls of any kind, mixed with anything are NOT allowed. Also prohibited are……
Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies

RIG APPEARANCE

Management reserves the right to refuse service to any RV based upon its appearance or condition.

QUIET TIME

The rights of others must be respected at all times. Quiet time is between 9 pm to 8:00 am and 10:00 pm to 8:00 am summer time. At all other times noise, radio playing, etc. is to be kept within reason so as not to disturb others.

DRIVING RULES

Only licensed drivers are allowed to drive in the park. The speed limit is 5 MPH within the park. Noisy vehicles are prohibited. Unsafe driving is subject to immediate dismissal from the park. Parking is not allowed in the roadway or on the grass.

LITTERING

Please do not litter, this includes cigarette butts.

NEATNESS AND CLUTTER

Sites should be kept neat at all times. Only plants, BBQ grills, and lawn furniture should be visible outside your RV. Everything else must be kept out of site as viewed from the road. No laundry shall be hung outside to dry.

WATER USE

All water leaks inside and outside your RV shall be repaired immediately.

MODIFICATION OF RV PAD SITE

Any landscaping, decks, steps, etc., must have management approval prior to installation. No pools, trampolines or playground equipment will be allowed.

TRASH

All trash shall be placed in a sealed bag prior to placement in the garbage
bin. Only trash generated within the RV Park is allowed (no outside trash brought in is allowed). No tires, furniture, car batteries, oil, antifreeze or other hazardous material is allowed. Individual outside garbage containers and/or trash bags are not allowed at the RV pad site.

FOUNTAIN/ WATER FEATURE

The fountain/ water feature on site is for aesthetic purposes ONLY. NO SWIMMING, FISHING OR PLAYING IN WATER.

VEHICLE REPAIR/MAINTENANCE

Changing flat tires and jumping of a battery is allowed. Management approval is required prior to any other repair/maintenance procedure needed to be done.

WEAPONS AND FIREWORKS

THE DISCHARGE OF ANY WEAPON, PELLET GUN, BB GUN, BOW AND ARROW, ETC. IS PROHIBITED. FIREWORKS WITHIN THE PARK ARE PROHIBITED.

HAZARDOUS MATERIAL

Storage of Hazardous material of any kind on this property is strictly prohibited.
Violation of any of these rules may result in immediate dismissal from the park. Illegal activity or suspected illegal activity will be reported to the proper law enforcement agency.

Monthly Policies

AGE LIMIT

Minimum age to move in is 21 years.

DUE DATE

The 1st month’s payment plus Electric Deposit of $100 will be paid in advance of move-in. Deposit is refundable when you leave or will be applied to your final electric bill. Payment is due on the 1st each month. You may also drop it in the Night Drop and get a receipt the next day.

ELECTRICITY

Due Date- electric deposit is $100

LATE FEES

Beginning the day after your due date, a late fee of $10.00 per day will be added and will continue until your rent is paid in full. If rent is not paid in full within 3 days of your “due date,” you will receive a Notice of Termination and the campsite must be vacated immediately. Returned checks fee is $40.00

REFUNDS

No refunds for early departure. No exceptions.
